TN Govt. decides to return the registration fees for those not allotted with houses

Sathya has been tracking the housing policies of the TN government, particularly to do with the allocation of housing board (TNHB) plots and flats for some time now. He has been repeatedly pointing out how the government makes more money through selling of the application forms for these land than the selling price of the land itself. Looks like some part of this has changed. Here under Sathya's mail.

You may be knowing that TN government through TNHB promotes land and make allotment on lot basis. In our latest experience for Mudichoor place, There have been only 45 plots for which more than a lakh application have been filed. The sale consideration from plots would be in the range of close to 100 lakhs. While the income from sale of application form (Rs 110 per application). Registration (Rs.200/Rs.300) as estimated could be over 300 lakhs. i.e. to say. Other income exceeds the main income. it is  3 times of the  main income.

When another scheme at mogappair launched, This number count contines. The registration fees is as much as Rs.400.  We are really concerned about government moves and its intention. And we even expected that the government could mobilise over 500 lakhs just on processeing the papers.

Now the notification is issued to say that the registration fee would be refunded for unsuccessful allottees. Means to say, the governement would just retain the application fees.

This is better than the earlier worst. What could be more good would be to price these application at a nominal cost Say 10 / 20 like that.

This will make more poor people to afford. And now that the registration fees is also reimbursed, Only the successful allottees pays their Purchase consideration. This seems to be logical.
Government is also listening, understanding and acting on it.:)
